A Transaction Coordinator (TC) is a real estate professional who manages all aspects of coordination, from contract to post-closing, for a real estate transaction and is the liaison between all parties. Your TC is responsible for maintaining electronic files and processing all information and documents pertaining to the sale/purchase of a home in cooperation with agents, buyer/seller clients, title company/closer, lenders, and other vendors. The TC ensures essential deadlines are met, documents are received, accurate and submitted to brokerage compliance and shared with the buyer/seller client, so the client and agent experience a smooth closing.

An independent TC provides professional services to you and your team without the costly overhead and commitment of an employee; no payroll taxes, health benefits, sick/vacation days, professional memberships, or staff training expenses to pay for.

Abide TC is located in central Oklahoma and our team utilizes our own office space, equipment and transaction management software. Abide TC is fully insured (including E&O) for your peace of mind.

Amy is a licensed TC (meaning she holds a real estate license in Oklahoma - Lic #208353 brokered by Modern Abode Realty), and Abide TC offers a mix of licensed and unlicensed transaction coordination services, depending on your requested level of service. We focus on the administration side of the transaction while you focus on being the client advocate and all aspects of negotiations. 

Abide TC maintains REALTOR® accounts with OKCMAR for MLSOK access and is a REALTOR® member of the Edmond Board of Realtors. Throughout the year Amy participates in relevant continuing education courses through OKCMAR, EBR and those offered by local title, mortgage, and continuing education companies.

Abide TC invoices agents directly for transaction coordination service upon the successful closing. In the event a transaction does not close, there is no fee for the transaction coordination and/or broker compliance portion of service. If a single property goes under contract and does not close three different times with the same agent, a service fee may apply.

Agents will be billed weekly (or as arranged) for sold/closed transactions and broker compliance services as selected. For listing coordination, an invoice will be sent to the agent directly when the listing becomes active/coming soon in the MLS.

In the event a transaction does not close, there is no fee due from the agent for the transaction coordination and/or broker compliance portion of service. If a single property goes under contract and does not close three different times with the same agent, a service fee will apply.

Abide TC business hours and holiday schedules typically follow those of title companies and lenders since they are the key vendors we coordinate with. We are open Monday-Friday from 8:30am - 5:00pm (CST). 

Our office is closed on weekends as well as the following holidays; New Year's Day, Martin Luther King Jr. Day, Presidents Day, Memorial Day, Juneteenth, Independence Day, Labor Day, Columbus Day, Veterans Day, Thanksgiving (both Thursday & Friday annually), Christmas Eve, Christmas Day, and New Year's Eve (close at 12pm).

Contracts received before 2:00pm (CST) that include all necessary executed documents and contact information for all parties will be processed before the close of business for current Abide TC clients. Those received after this time or outside of business hours will be processed the next business day, in the order they are received, for current clients.
