Transaction Coordinator (TC) owns all aspects of communication, coordination and completion of transaction tasks in the areas of contract intake, HOA docs, inspections, title, lending, escrow, pre-close, and post-close.
Ensure all documents are fully executed with dates, initials, signatures, and broker information is completed.
Submit all required contract documents to broker for compliance.
Calendar and monitor all milestone deadlines to facilitate an on-time closing.
Communicate and coordinate with lender, title, escrow, and vendors throughout the transaction.
Remain in contact with agent and client throughout the transaction with updates and key information.
Agent owns the role of advising the client, all negotiations, tasks requiring a license, plus any necessary sense of urgency outside Abide TC business hours.
TC fee is paid by agent invoice upon successful closing. If the property doesn't close, no fee is due.
pre-listing/listing input
Create digital file in agent software (i.e. Dotloop)
Create MLS listing draft under agent direction (agent provides copy/approves/sends live)
Obtain tax records, add to listing and compliance
Ensure all disclosures are completed and signed upon receipt from agent
Attach all necessary seller-completed disclosures to MLS listing draft
Select photos and add to MLS listing draft
Ensure all required listing docs are in agent compliance file
